What: Based on public input and City evaluation, one land use alternative was refined for continued study for the El Camino Real Corridor.

- Alternative 3: Transit-Ready Grand Boulevard: Residential Emphasis and Live/Work Transition
What We Heard: Of the participants stating a preference between the alternatives, more preferred Alternative 1 (live/work) to Alternative 2 (residential emphasis). Based on input from September 27 and subsequent City commission and committees, the planning team identified a modified alternative that moved from neighborhood mixed use to corridor mixed use, while retaining live/work.
Supporters of Alternative 1 cited that live/work development supports a locally focused economy, has fewer environmental impacts, will provide a good transition from single-family residential areas to Downtown, and will be a draw for tourists. Supporters of Alternative 2 questioned the success of other live/work neighborhoods and noted the area’s growing need for more housing.
Participants generally discussed the mix of land uses in this focus area and agreed that industrial land uses should be removed from the area due to its proximity to Downtown. Other concerns included pedestrian and bicycle safety, grade separations for public transit/trains, improved public transit options, more pedestrian amenities, better lighting, enhanced landscaping, and overall visual character of the corridor.
