Latest Updates – March 12, 2014

The Pete’s Harbor Project (Planned Development Permit including parking modifications, Vesting Tentative Map and Condominium Permit upon consideration of Revised Addendum No. 2 to the 2003 certified Marina Shores Village Environmental Impact Report) was approved by the Planning Commission on February 4, 2014. 

On February 20, 2014, the City received an appeal of the Planning Commission’s approval.

The appeal is scheduled to be heard by the City Council on Monday March 24, 2014,  7:00 p.m. in the City Hall Council Chambers.

City staff have scheduled the Pete’s Harbor project for Planning Commission public hearing:

Recent Updates – November 12, 2013

A Town Hall meeting is scheduled for the following date and time:

  • Wednesday Nov. 20, 2013:  7:00 p.m. – 9:00 p.m.

The purpose of the Town Hall meeting is to allow staff the opportunity to summarize and report the comments that were received at the two Pete’s Harbor Open Houses.  The recap is intended to inform those that may not have been able to attend the Open Houses and/or to further the public discussion.

A list of Frequently Asked Questions (FAQ’s) was handed out to participants of the Open Houses and can be found here.

Recent Updates – October 24, 2013

City staff has scheduled two public outreach open house events.  The format of each open house will be similar, with City staff and project representatives available for questions and discussion.  Anyone interested in learning about the updated Pete’s Harbor project is welcome to attend either open house.

Recent Updates – July 22, 2013

  • The applicant submitted a revised project description, updated project plans and a new tentative map.  Staff is currently reviewing the application submittal for completeness and to ensure compliance with all applicable standards and regulations.
  • The current project submittal includes 411 residential units with associated parking and publicly accessible bay front open space areas with trails, plazas, bocce ball and picnic facilities.  While the project no longer includes the outer marina component, it does retain the inner marina with new provisions to make boat slips available to both Pete’s Harbor residents and the general public.  The proposed hand boat launch has been relocated to the inner marina.

Latest Updates - June 20, 2013

  • City staff is currently waiting an updated project description from the applicant. Once received the environmental document will be revised accordingly.

Recent Updates - May 7, 2013

  • At the May 6, 2013 City Council meeting, the Council heard an appeal of the Planning Commission's October 30, 2012 approval of the Pete's Harbor project.

  • The Council set aside the Planning Commission's action, sent the application back to the Planning Commission (for a date to be determined), and denied the appeal of the Planning Commission's decision as moot.

  • Revisions the applicant made to the project proposal prompted the Council to send the application back to the Planning Commission, for its review and consideration of the revised project proposal and environmental analysis, and to make a decision based on the City Zoning Ordinance.

  • Further, due to those revisions the State Lands Commission (SLC) has requested additional information relating to the Project as revised, and the environmental analysis. The SLC is the “trustee agency” which has jurisdiction over the water area involved, and relies on the City’s environmental assessment of the project.

  • City staff has contacted SLC to schedule a meeting to review the environmental documentation.

Overview:

In April, 2013, the City received a revised application from RWC Harbor Communities for a Planned Development Permit, Vesting Tentative Map and associated Addendum to the Marina Shores Village Environmental Impact Report (Addendum No. 2) for a new residential project with private and public amenities on the 13.85 acre Pete’s Harbor site. The revised proposal replaces the applicant's earlier proposal, submitted on July 23, 2012.

The proposed project includes the following land uses: 411 multi-family residential units, a Clubhouse, a community pool, walkways, and public open space areas along Smith Slough. The proposed buildings would vary in height from 3 stories to 5 stories. The overall density would be approximately 38.52 units per acre.

In addition to the landside development, the proposed project includes three marina components: 1) a large commercial marina in the outer harbor; 2) a hand-launch boat dock in the outer harbor; 3) a small private marina in the inner harbor.
