The Downtown Precise Plan  

On January 24, 2011, the City Council adopted the new Downtown Precise Plan (DTPP). The DTPP will guide growth in Downtown over the coming years by providing an exciting vision and clear and concise rules for future development. The DTPP will continue Downtown's revitalization as a walkable, lively, and successful activity center in the San Francisco Bay Area.

The Downtown Precise Plan will accomplish this with a "Form-Based Code," which is a new way of crafting zoning regulations. Rather than being focused primarily on land use (or what kind of activities take place within buildings) the DTPP's foremost concern is the form of buildings, how they address the street, and how they shape public spaces. DTPP regulations are set up to ensure that wide sidewalks are lined with storefronts, stoops, and porches rather than blank walls and parking. Architecture will fit in with the existing character of the area and build on our strengths.

The DTPP will create a Downtown which is beautiful, unique, and is a great place to live, work, and play. It will be a place which celebrates its history while building an exciting future, and it will offer an environmentally-friendly place to accommodate growth near transit, jobs, and services. Most importantly, it will be a source of pride for all Redwood City residents.
