1. 201 Marshall Street (Summit Preparatory School)
Application of Summit Preparatory High School for a Use Permit
to allow a public charter high school to occupy an existing
office building, as well as three new “re-locatable” classrooms
for the 2005-2006 school year. The existing office building
contains approximately 16,000 square feet of office area
that has been used for the school use for the past two years.
Each of the three proposed, one-story re-locatable classrooms
is approximately 950 square feet in gross floor area and
would be located in the existing surface parking lot near
the corner of Arguello and Bradford streets. The project
site is approximately 31,000 square feet and is located in
the Central Administrative (CA) Zoning District.
The Use Permit review is pursuant to Article 12, Sections
4.C and D of the Zoning Ordinance to allow a public use (a
public school) to conduct some activities outside of a main
building (including the drop-off/pick-up zone, outside lunch
area, and the three temporary re-locatable classroom structures);
as well as to Article 30, Section 4 and Section 15.A of the
Zoning Ordinance to allow a special parking ratio of one
stall per five students for a charter high school including
the provision of an off-site parking area on another property
within 900 feet of the subject site.
