Application for a rear yard setback and lot coverage variance to allow the construction of an enclosed rear yard patio. The proposed enclosure would result in a one foot five inch (1’5”) rear yard setback where a twenty foot setback would otherwise be required.  Furthermore, the proposed structure would exceed the forty percent (40%) parcel coverage currently allowed.  The subject parcel is a 3,150 square foot property within the Residential Duplex “R-2” Zoning District.
