Application for a Use Permit to allow the construction of a new service station with eight fueling stations, a 1,996 square foot market and a car wash at a site currently developed with a gas station. The project site is located in the General Commercial (CG) Zoning District and is approximately 31,800 square feet. Use Permit review is pursuant to Article 15, Section 4 of the Zoning Ordinance and Article 35.

- 490 El Camino (Starbucks Coffee):
Application of Starbucks Coffee for a revision to an existing Use Permit with respect to delivery hours. Under the existing Use Permit, delivery hours are specified as follows:
Truck deliveries shall be limited between the hours of 7:00 AM and 3:00 PM. Deliveries shall not be made during the PM peak commute period (4:00 – 6:00 PM) so as not to conflict with peak hour traffic, nor in the evening after that time, so as not to generate excessive evening noise.
Starbucks Coffee is requesting modification of the delivery hours to allow one additional hour for evening deliveries between 10:00 PM and 11:00 PM. The project site is approximately 0.80 acres and is located at 490 El Camino Real at the northwest corner of the intersection of El Camino Real and Whipple Avenue in the CG-R (General Commercial – Combined Residential) and R-5 (Multi-Family – High Density Residential) Zoning Districts. The existing four-tenant retail/commercial building is approximately 9,600 square feet and Starbucks Coffee’s tenant space is approximately 1,320 square feet.
