Application for a Use Permit to allow for the operation of a music school within an existing mixed use building. The subject property is approximately 7,200 square feet and is located in the Neighborhood Commercial “CN” Zoning District. The rear two-thirds of the property contain seven (7) residential units on the second story with corresponding carports below. The property frontage is developed with a two-story commercial building, in which the subject use will be located. Pursuant to Article 33.19 of the Zoning Ordinance a Use Permit shall be obtained for any nonresidential use or structure that is nonconforming due to the number, size, or location of parking spaces.
