Application for a Variance pursuant to Article 5 Section 9 of the Zoning Ordinance,
to allow demolition on an existing detached two-car garage and construction of
a new, larger detached two-car garage with a nonconforming side yard setback. The
existing structure has a six-inch side yard setback and is approximately 367
square feet. As proposed, the new garage would retain the six-inch side yard
setback and would contain approximately 450 square feet. The rear yard setback
would be six-feet, which conforms to the minimum rear yard setback for accessory
structures. One palm tree is proposed to be removed to accommodate the new structure.
The project site is approximately 6,750 square feet and is located in the R-1
Single-family residential Zoning District.
