The required front yard setback for corner lots is 15 feet along both frontages and the rear yard setback is six feet.

The maximum net living area of the residence will not exceed 2,200 square feet, nor will it contain more than three bedrooms. The lot is approximately 6,100 square feet and is located in the Single-Family Residential “R-1” Zoning District.

Application for a Variance, per the requirements of the Zoning Ordinance, Article 10.9B(2) for an encroachment into the front (side) to allow the relocation of an existing, one car detached garage, which is proposed to be built seven feet from the eastern property line (along Winslow Street) and 20 feet from the front property line (along Sampson Street). The required front yard setback for corner lots is 20 feet along both frontages for garages.
